Pre-design kicks off the hotel development through four main steps. Masterplan and site analysis, brand positioning, programming and design brief. These steps will form the guidelines and goals for the design development stage executed by the project team.

MASTERPLAN & SITE ANALYSIS
Every site will yield an optimum type and size of hotel. The preferred brand in a development will determine the facility area programming of the project. In the case of mixed used or multi brand or type of development, the preliminary brand selection is crucial in informing the facility area program of the hotel development.
BRAND CONSIDERATION
The facility area programme aligns the overall business objectives of the development. All built up areas of a development is initially called out for preliminary estimates in planning, time and cost. The area program is referred to and updated during the course of a project cycle. We will ensure all area programs will be advised against overcapacity and inefficient operations.
PROGRAMMING
The design brief provides the project team with the design goals and aspirations. The brief is created with input from key stakeholders and directs the architecture, interior design, food and beverage, meetings, banqueting, wellness, landscape, and heart of house designs of the development. Like the area program, the brief is referred to and updated through the cycle of a development. We will ensure all design briefs are commercially realistic before design concepts commence.
